Key points
- EPC C minimum for private lets from 2030, confirmed in the Warm Homes Plan
- Homes rated D, E or F can’t be let after that without a registered exemption
- Grants and loans can help with the cost
Funding you can use
- Boiler Upgrade Scheme: landlords can claim £7,500 off a heat pump.
- Warm Homes: Local Grant: available where your tenants’ household is eligible. You may need to contribute.
- Warm Homes loan: landlords can borrow in their own name. Company and SPV ownership isn’t covered in phase one.
What to do now
- Check each property’s EPC on GOV.UK.
- Get an up-to-date assessment where the certificate is old. Recommendations change as ratings methods change.
- Plan works before 2030, when installers are likely to be busy.
